Property Policies

Reservation Policies – Minimum nights stays may apply.  All rates are subject to change without notice.  Guests MUST register all occupants, regardless of age, with our office.  Outside guests will not be permitted unless informed first.  Maximum occupancy applies to all reservations.  Failure to register occupants will result in removal from our establishment with no refund.  Misrepresentations, of any kind, voids reservation.  Reservations guarantee room types only.  We cannot guarantee specific room numbers. Unless otherwise agreed to in writing, all Registered guests must be at least 25 years of age with proper ID.  Misrepresentation of age will result in cancellation of reservation with no refund of deposit.

Rates – Rates are subject to availability at the time the reservation is made and are based on the number of persons in each suite.  All rates are subject to current NJ Sales and resort area taxes.  Rates may not apply to weekends, holidays, groups, conventions or special events; and cannot be combined with other discounts.  Rates may change without notice unless confirmed in writing.  Minimum night stays may apply depending on arrival date.

Deposits – A one night’s deposit, not including tax, is required at time of booking to confirm any and all reservations.  Deposits are non-transferable and are applied to the first night of your stay.  Packages cannot be reserved online. Please contact our office at 1-609-522-0616 to reserve any Packages.

Cancellation Policy: Your deposit is Non-Refundable if cancelled LESS than 14 days prior to your arrival date.  Deposits will be refunded for cancellations 14 days or more prior to your arrival date, minus a 25% cancellation fee.  Any changes of reservations LESS than 14 days of your arrival date are considered cancellations and are non-refundable or transferable.

No refunds or credits for early check-outs, inclement weather, no shows or unused room nights.  Payments are non-transferable to other persons or dates.  The guest is responsible for payment of the entire number of nights reserved.

Payments & Balances – Personal checks are an acceptable means of payment if received 21 days prior to the date of arrival.  Returned checks are subject to a $35.00 processing fee and will be applied directly to the room bill.  Balance due is subject to confirmation upon arrival.  Balance of full payment is due upon arrival by cash, traveler’s checks, Bank Certified Check, Visa, Mastercard, Discover and American Express.  No personal checks will be accepted on arrival for the balance due.

Check-In/Check-Out – Check-In time is any time after 3:00 PM, Check-Out time is any time before 10:00 AM.  Reservations are guaranteed until 6:00 PM.  Late arrivals please call.  Have a license plate number at time of registration.

Parking – Off street parking is available for ONE (1) vehicle per unit regardless of size or type of accommodations.  Guest’s visitors parking is NOT available.  All vehicles must be registered with our office and must display a parking permit at all times.  Parking is not assigned and is strictly enforced.  Unauthorized vehicles will be ticketed or towed at the owner’s expense.

Hotel Policies – NO PETS or bicycles are permitted in any unit.  Bike racks are available on the premises.  Management has the right to collect a Security Deposit at registration and collect on any damages to unit(s).

Children – Those under the age of 18 MUST be accompanied by an adult at all times and will not be allowed in the swimming area without adult supervision.

POLICIES & REGULATIONS SUBJECT TO CHANGE WITHOUT NOTICE.  MANAGEMENT HAS FINAL SAY IN ALL ISSUES REGARDING COMPANY POLICIES.  THIS PROPERTY IS PRIVATELY OWNED AND THE MANAGEMENT RESERVES THE RIGHT TO REFUSE SERVICE TO ANYONE AND IS NOT RESPONSIBLE FOR LOST OR STOLEN ARTICLES.
